Prices are Up – Sales Are Down... Oh My!!

Until literally a few weeks ago, purchasing a home in nearly every price category meant competing in a bidding war. Who would offer the highest sale price and the least restrictive terms to entice home-sellers to agree to terms?

Welcome to today. Every day we are seeing home prices being reduced because the Buyer’s searching can’t or won’t pay prices for homes that sellers and their agents have simply over-valued.

Add the rapid and steep rise in mortgage interest rates – from an average 2.9% on January 1, 2022, to an average 5.98% on August 31, 2022, and you have a recipe for home selling disaster.

There has been a direct effect on the market. Home sales as examples, in two key north Metro Atlanta Counties – Cobb and Cherokee – have reversed course. The number of closed home sales year over year dropped 16.7% while the average sale price increase slowed to 7.8% from over 20%.
